Georgetown, Texas was once a sleepy town about 30 miles north of downtown Austin and was never really considered a part of the Austin hustle and bustle.  With the growth around Austin, the addition of major arterial highways leading north out of Austin, this is changing rapidly.  While not a bedroom community for Austin yet, it’s a great alternative for those wanting a slightly slower paced life, proximity to Austin, and perhaps a little room for a home owner to spread out.  Georgetown is likely best known for its courthouse square complete with a fully renovated and functioning 100+ year old courthouse.   There are numerous dining options around The Square, as well as a local winery, and ample shopping options to appeal to a variety of consumer tastes and budgets.    The Square, and Georgetown,  really is a must see for a family considering relocating to the area.   

Perhaps less know about Georgetown is the abundance of 1 acre, restricted, neighborhoods located around the city.    The majority of these neighborhoods lie just outside the city limits yet feature many of the creature comforts growing families are looking for in more traditional neighborhood settings.  These neighborhoods feature sensible HOA type restrictions that prevent unsightly cars/boats/or RVs/etc from dotting a front yard or driveway.  Many have neighborhood common areas, hiking trails, and afford easy access to Lake Georgetown and the trail system that surround the lake.    Common throughout these neighborhoods are 1acre plus home sites, room to spread out for a family, and plenty of tree filled home sites.   Some can even afford lake or panoramic views of the hill country,  both of which will come at a premium. 

These neighborhoods primarily exist on the west side of town yet many are well inside 10 minutes to downtown Georgetown and I-35.   While they reside in the ETJ (extra territorial jurisdiction) most are reliant on an individually owned septic system rather than being connected to the city’s sewer services.  A septic system can be a deterrent for some buyers, however many home owners find few complications from a modern septic system and most will realize a reduced property tax bill given the fact that the house is not requiring city sewer services.   Water to these areas are commonly provided by a local private water districts, most do not require well water.     

Buyers considering a home on a 1 acre lot in Georgetown can expect to find a wide range of prices and options.   Most of these homes are built by local custom and semi-custom builders from the area.   Inside these new and resale homes families will see plenty of modern options.   Tile or wood floors, granite counters, and large outdoor living features such as built in BBQ stations are just some of the options builders are equipping in these homes.    With the availability of the 1 acre home sites, pools and play-scapes are a perfect fit in these oversized back yards.    For those considering building their dream home on 1 acre or more, plan on a 5 month window to design and build your home.   Custom and semi-custom new homes sitting on an acre start in Georgetown at about $325,000.    Resale options do abound in Georgetown however, with approximately 100 homes regularly on the market for sale, prices for resale homes start around $250,000.

Georgetown is a perfect option for those wanting some distance from the big city life of Austin.  The community should certainly be added to your short list of areas to consider when relocating to Texas.   While there are plenty of more traditional neighborhoods in Georgetown, those moving to the Austin area might want to consider owning a home that sits on an acre or more; one that affords a little added outdoor space to enjoy a new life in Central Texas.
